Building manager services
A trained, on-site caretaker for your strata. Fobs, move-ins, trades, residents and the dozens of small jobs that otherwise land on your property manager and council.
Priced by the hour on site, so you can compare
Every building manager proposal shows hours per week, the all-in cost per on-site hour, the cost per unit per month and the annual total. Part-time schedules start at a few days a week and scale to full-time as your building needs.
Relief coverage for vacations and sick days is part of the service, so your building is never left without someone on shift.
What your building manager handles
- Site management: daily walk of all common property, issues logged in the Hub
- Move-ins and move-outs: elevator booking, pads and hallway checks
- Access and security: fob and key procedures, enterphone updates
- Trades coordination: letting vendors in and confirming the work is done
- Resident relations and reporting: questions answered, council kept informed
- Optional: building systems checks, grounds and seasonal work
Written procedures for the sensitive parts
A caretaker holds keys, lets people in and sometimes reviews camera footage. We put limits on all of it in writing, in your agreement.
Keys and fobs
Signed out and back in every shift. Never lent, never duplicated without written approval, lost items reported immediately.
Camera footage
Reviewed only after a written request from council or your property manager, handled under BC privacy law.
Trades on site
We schedule, let vendors in and walk the finished work with them. We observe; the vendor stays responsible for their work.
Your first 30 days
Handover walk
Keys, fobs, mechanical rooms and your current vendor list, all confirmed with your property manager.
Building binder
Contacts, procedures, shut-off locations and vendor details in one place that stays with the building.
Relief training
A second SweepCo caretaker trains on your building, so coverage is ready before anyone needs a day off.
